Additionally buyers who are looking at this time of the year tend to be much more serious. Also corporate transferees who need to buy a home can not wait until spring. So you have these motivated buyers looking at a much smaller pool of properties, which, if you list in winter can include your property. In fact it is interesting to note that winter on PEI constitutes the highest percentage of Listings Sold to New Listings. Generally in the winter you will have much fewer showings. However those showings that you do have are much more likely to result in an offer when compared with spring and summer when many are out just looking around. During these seasons home viewing can be viewed by some as a bit of a hobby. If you market in winter and transfer in spring you can also take advantage of the spring, when more PEI real estate is on the market to find you next home. You will have sold when those looking are motivated buyers and searching a smaller pool of listings which will result in the best possible price for you, however you will have the advantage of a larger pool of listings to choose from as well as the price negotiation advantage of buying in a bigger market. So you can see there are definite reasons to list in the winter here on PEI or if your home is already listed keep your listing active right through the winter.
